VALUATIONS
Valuations are undertaken for a variety of purposes principally as follows:-
Legal Purposes: Matrimonial, Probate
Taxation: Capital Gains Tax, Inheritance Tax, Rating, Council Tax
Insurance: Reinstatement Values
Sales: Advice on sale prices
Purchase: Mortgage, Peace of mind,
Portfolio and Asset
SURVEYS
There are basically three different types of Survey undertaken by ourselves and these are as follows:-
Mortgage Report
This is a report largely undertaken for lenders, normally banks and building societies. The principal aim of the report is to ensure the price paid is correct and covers the amount borrowed. An inspection is undertaken but confined to obvious defects classified as essential repairs. It should not be relied upon as a comprehensive survey.
Homebuyer's Survey and Valuation
This report follows a basic format prepared by The Royal Institution of Chartered Surveyors. It is appropriate for most properties but is not really suitable for pre 1900, large houses or those of unconventional construction. It comprises a detailed inspection of the various components of the property and its services. The report highlights various Action Points requiring attention.
Building Survey
This is a survey appropriate for most properties. It comprises a detailed inspection with a comprehensive report relating to all aspects of the property. It can be adaptable and include specific requests of the client such as the feasibility of possible alterations and extensions. Future maintenance advice is also given. Environmental implications are referred to and photographic evidence shown.
